Time honour...I'd have to disagree with you on that one Ang. More of a research thing though I agree. I however am not going to risk it. I prefer a real estate plan. Reasons: More people than homes-nuff said-markets open and with all the new apartment blocks going up second after second my bet goes towards these ventures. I also have an interest in commercial land. Businesses need properties I'm only to happy to chip into that-profit margins are of a good percentage. If only I had the funds....but hey that's why I work so hard now. Building My Culoet value for collateral purposes. Anyway, I'm 24 now so hopefully I find some investers who believe in my ideas, strategies, and intelligence-and ones who don't take my age with a grain of salt. Oh well, for now it's back to the grind.

If you've got the commercial scale I'd love to know that as well. In Manhattan, you will find mostly Condo/Co-ops avail. For a 3 rm, 1bdrm, 1 bth can range between: $480,000 - 1 mil. For a 4.5 rm, 2bdrm, 2 bth can range between: $870,000 - 2.5 mil. For a 6rm, 3bdrm, 2 bth can range from 1.3 mil on up... Note: Location is on the Lower to upper east side. _____________________________________________ What type of commercial real estate are you interested in? Mixed use, apt complex, bars, office, etc....

Yeah I do. You see Fats that would mean that I would have to enter into an 'agreement'. An 'agreement' in this case means that my hands would be tied regarding all the relevant decisions that I would want to make regarding any venture or investment that BH and I would undertake.
The beauty of funding something yourself is that you hold all the cards, and that's how I see things. Compromise I could live with, but a dictatorship....hell no.

And words of wisdom to empart BH? Since you choose the "Legit" route, I have a bit of wisdom regarding Real Estate. You mentioned eariler that you choose commercial real estate to start off. My "Opinion", Start out "small". Like residential real estate. Go for the multi family houses fix and rent out. You mentioned that you lack the funds at this time. You could rent out a 3-4 family dwelling. Helps pay the mortgage plus profit per month. All you need is the down payment. Don't forget to make sure that there is equity in the purchase as well. You could take out a heloc on the home for fix and such... As far as collection of rents??? I have no trouble if you know what I mean. hehehehe...... Or.... You could work with foreclosures. I'm not sure what your experiences are in R.E. but Leas e Options are good. Sub-2's are good. Remember: Creativity in R.E. works. Legit or NOT. Doing this alone is NOT EASY. You will need contacts.... I understand that you want to approach this the way you feel. I was lucky to have the contacts in R.E. At this point, I produce the funds. My Culoociates do all of the leg work. Of course they get paid royally.
