I've been reading through this thread, a couple of times actually, and am currently awaiting a mod to approve my account. There is a wealth of knowledge and information amongst the people of this board. Im compeltely impressed, and cant wait to contribute more.
I am curious for now of who here I could possibly speak to more on real estate investment. Its been something of an interest for me for a few years now, but, for personal reasons, I havent been able to get my feet wet. So, I was wondering if there is anyone who ahs some advice to offer, or jsut general cautions on it?

Your FICO score (Credit Score) is extremely important when dealing with R.E. on a "Legit" basis. Higher your score, the lower your interest rates can be. Please remember, If a lack of funds is the issue, you could "pool" other investors with the same interest as yourself regarding your investment that you may have in mind.... As long long that the terms of your investment is good. Remember I'm speaking on behalf of the legit RE. Some R.E. investors likes to "Flip" properties as well. I don't recomend "Realtors" to be involved in "Flip" transactions. You deal with homes that needs rehab and providing that the subject property that needs rehab is a "FSBO". (For Sale By Owner) I use Realtors when you buy, fix, resell. I tell My Culoociates not to hold a property for more than 3 months. If you think a subject property needs more than 30,000 in rehab, find another piece of property instead.

Thanks for your advice and words thus far, greatly appreciated.
My primary concern right now is securing investors to aid in the initial start up. In my area, finding anyone with an interest and desire is slightly difficult. So, if anyone ahs any suggestions regarding taht aspect, I would love to hear them

Overhaul is how do you say....an excess. So looking at the figures I gave you, I would sell some of those stocks. People had lost interest in them, therefore, they were not selling-so you sell and buy others because of this margin.
If I remember the email correctly I did outline and highlight a few companies. Those are the ones that I wanted you to take into consideration-if you were playing the market that is. Queations?

Right now, I need to stay somewhat close to home, so the primary states are going to be OH/ID/IL, with a possibility of going east.

Credit issues are hard to get away from due to credit companys trying there best to get a hold of someone. The only way I can think of is sh*t change your name and dont tell the dredit people your new name.
